FAQ - some of the most common questions


Q. How long does it take...?

A: Very quick, if that's what you need. If necessary we can exchange in 48hrs (subject to legal paperwork being in order.)

Q. How long does your offer stay open for...?

A. Virtually as long as you wish, but we do reserve the right to review the offer should you wish to accept after a period of time, as there may have been a change in the market - or to your property! Clients sometimes come back to us after six or even twelve months.

Q. When do I have to move out...?

A. Well the simple answer is - you don't! but even if you are moving on, you'll get no pressure from us for you to move, we'll fit in with you - synchronise a completion date if you buy another property - or a quick deal if you are in a hurry.

Q. Do I need a solicitor...?

A. Yes, but we can put you in contact with one. Your solicitor will ensure that all the legal work and the transfer are carried out in a proper manner.

Q. How much will a solicitor charge me...?

A. Solicitors' costs vary slightly - as a guide, on the sale of a house at £130,000 you might expect their bill to be around £550 - £650. A solicitor will be able to quote their exact charge - But remember House Express will pay your legal fees up to £580.

Q. Who has the deeds...?

A. Your solicitor will require the Deeds in order to draw up a contract - they will apply for these from their place of safekeeping (usually your existing lender) when you ask them to act for you.

Q: Do I have to accept the offer straight away...?

A: No, you are under no obligation to accept now - or ever! and we want you to have as much time as you need to make up your own mind.

Q: If we are being repossessed and we want to sell to you, do we have to tell the people who are repossessing...?

A: You don't have to do anything. The solicitor will talk to them and arrange for their loan to be paid in full.

Q: How do your prices compare to those I'd get from an estate agent?

A. It depends on a number of things, including the location and type of property. We can usually offer up to 70% of the open-market value (the price your house would be worth to achieve a sale within a month or two). You may get a higher price on the open market but there are no guarantees of a quick sale and you'll still have to pay additional costs such as estate agency fees - and of course with an estate agent sale you can't stay in your home after the sale.

Q: How quickly can I get the money?

A: Your solicitor will release your money to you as soon as the transaction is completed.

Q: Will anybody else know about the sale?

A: No, it's totally confidential. We don't put a sign up, nobody need know about your sale.

Q: Do you buy any type of property?

A: Yes, we buy all types of property, including:

  • Flats.
  • Maisonettes.
  • Terraced houses.
  • Semi-detached houses.
  • Smallholdings and farms
  • Properties with sitting tenants.
  • Ex-Local Authority.
  • Property in need of refurbishment.
  • Even property that has been on the market for a long time.

Q: Does the property need to be in good condition?

A: No, House Express will consider any property regardless of it's condition.

Q: Will my estate agent mind if I sell direct to House Express?

A: Naturally they will not be very happy about losing their commission, but you must remember that your quick sale is more important.
